Yes, with some limitations. The shop portion of the Shome cannot exceed the living area. Example: The shop portion of a 2,000 sq. ft. Shome cannot be more than 1,000 sq. ft. (Note: Some Homeowner’s Associations (HOA’s) do not allow Shomes. Be sure to check with your subdivision’s HOA.)
Campbell County Single-Family Residential Zoning Districts do not currently allow secondary living units.
In all Residential zoned subdivisions, a detached shop/garage cannot be more than two times the footprint of the principal residence.
Example: A 2-story, 2,000 sq. ft. home with a 600 sq. ft. attached garage can build a detached shop/garage up to 3,200 sq. ft. (1,600 sq. ft. footprint times two).
